We are reviewing convenants for property that we plan to build a log cabin on in the next few years in Montana and know that metal is the way to go for fire prevention and ice/snow protection. HOwever, the convenants are distingushing between "no painted or galvanized metal roofing is permitted. However, appropriate coated or treated metal is permitted." BAsic question as to what is the difference? And how can i tell the difference between the two different types when looking at metal roofing materials?
Is there anything i should be concerned here with this wording of covenants?
thanks, Pat

Yes, this distinction makes no sense. Paints are coatings used on various steel as well as aluminum for protection and beauty. Galvanization is a coating put on steel to provide corrosion resistance. These are both very good things which usually accomplish the goal of many HOAs and ARBs to disallow metal roofs which might weather poorly or look commercial or agricultural.
Please go back to the powers that be and ask for clarification/something that makes sense.
Call me at 1-800-543-8938 if I can help ... also, if you email me at [email protected], I will send you a guide to residential metal roofing which provides a very comprehensive explanation of coatings, etc.
