What's the ideal strategy for dealing with 9 by 1.5" screws that are backing out of painted metal roof sheeting? My roof is about 20 years old. It's attached to wooden stringers over an existing shingle roof. Some of the neoprene washers are hardening. I tightened them 5 years ago but they are backing out again due to extreme thermal cycling.
My neighbors all have differing opinion as to the solution. Should I replace with a larger dia screw, a longer screw, put sealant on threads, or caulk over the heads? Or is the best advise just to retighten every couple of years?
