Our house is barely 2/12 and when we changed from a built up roof to shingle, there were extra requirements for application. (We live on a barrier island in Florida.) What we have always wanted to do is change the pitch and apply a metal roof. Just high enough so the metal profile shows nicely. The house is small (about 2000 sq. ft) and the first rough estimate I got was prohibitive ($74,000 +/- 5% plus a $5000 architectural fee). I know you can't quote prices, but is it realistic to think that we could actually change the pitch for a more feasible amount? or do we give up on the idea of a metal roof?

Gosh, yes, I'd think it's feasible. Make sure you look for a contractor who is expereinced with metal roofing.

Todd, I called numerous roofing contractors who advertised that they applied metal roofs. All indicated that they could not do this (change the pitch) and said I would need a GC. I finally found one (yellow pages) who was listed as both a metal roofing specialist and a GC. That's where I got the first estimate. I just can't see putting this much into a cosmetic change - but logically it seems that this is really high. I went to the resources section of this site and looked at the manufacturer sites...but perhaps I don't really understand what is involved in this process. Can someone explain to me how a contractor would approach this kind of project? Our current roof is relatively new (about 6 years old) and there is no sign of damage, rot, etc. Do you think that this would require taking the old roof off or could it be installed over with some type of structurals to support the new pitch?

Maybe I can shed some light. You are asking to make structural changes to a roof system in a High Velocity Wind Area and as such onnly certain roofing products are approved and you will need a professional engineer to design the new roof structure for wind loads and attachement as the change in pitch will change the loadings. While this is a cost it does help with peace of mind in times like this with all the storms. The changes then require a differant contractors lisence so you will need to contact a GC however he should be able to contract the whole project. Find a GC and he should be able to help you with an engineer of VS. Good luck.
