I have a 4800 sq ft slanted metal roof that is insulated inside with the best product available 7 years ago. My problem is leaks and increased cooling costs for this building. Is there ANYTHING available that will last a minimum of 5-10 years that I can apply to the outside to stop the constant leaks and add a RV value to the roof? We replaced all the screws and used a tape product to try and stop the leaks but nothing has lasted more than a few months. I have almost spent as much in repair as the roof cost originally and still have the leaks and rising cooling problems.

There are various elastomeric coatings -- google "Metal roof restoration" but I would prefer to help you figure out why the roof is not performing as it should and address the real problem.
